| A Phase I Site Assessment satisfies
the due diligence requirements of a property transaction utilizing ASTM
and client-specific guidelines by identifying possible environmental
impairments on a particular property.
Phase I services typically include:
- A physical survey of surrounding properties to determine general use
and occupants of the area, and a review of data regarding local geology
& hydrology.
- An assessment of current and past uses and practices of the property
to determine if any hazardous material or waste disposal has occurred at
the site. Includes public, historical and regulatory agency file reviews
- An on-site visual inspection of site to identify recognized
environmental concerns.

A Phase II Site Investigation provides a more comprehensive and
detailed review of a site to evaluate suspected environmental impairments
and the extent of surface and subsurface contamination. Confirms
environmental impairments and liabilities, and yields projections of
mitigation costs. This information may be used in negotiating terms and
conditions in a particular property transaction.
Phase II services may include:
- Asbestos Survey
- Closure options and regulatory negotiations
- Contamination evaluations
- Cost estimating for remedial actions
- Geophysical Investigations
- Monitoring well and soil boring installation
- Preparation of a sampling and analysis plan and site safety and
